3 minutes walk to the beach and 5 minutes from the bustling centre of St Mawes, yet in a peaceful location with stunning views over St Mawes Bay and the entracnce to the Carrick Roads, Botreaux has the best of all worlds. The property has recently been refurbished throughout and has been furnished and equipped to a very high standard.
Perfect for a family or group of friends, this superb property is not uncomfortably large for a couple to enjoy.
Accommodation
Ground Floor Only: Entrance hall leading to main hallway which in turn leads to to an open plan modern kitchen and lounge area. From the lounge area there are French doors leading to a spacious dining room / sun room which has superb views. There is a small 'den' with sofa and TV, ideal for hiding the children in! 2 double bedrooms, one with a bay window and beautiful views, a twin room with full sized beds and a further twin room with 2 small single beds which are only suitable for children. There are 2 bathrooms, one a wet room with a shower and one with bath.
The back door leads into a fully equipped utility room with tiled floor.
Exterior: There is a table with bench seating on a private patio area and the shared use of the extensive grounds.
Facilities & Services
Heating is via central heating and there is a wood burning stove. The kitchen has a range of modern equipment including an electric oven and hob, a microwave, toaster, kettle, fridge / freezer and dishwasher.
The utility room has a washing machine and tumble dryer. The sitting room area and den both have flatscreen digital TVs and the sitting room TV has freeview and a DVD player. There is WiFi available at the property. There is an iron, an ironing board, a cot and high chair.
Miscellaneous
Electricity, heating and bed linen are all included but you will need to provide your own towels. Off street parking is available for up to 2 cars. Regrettably no smoking is allowed. Regrettably, no dogs are permitted.

Short breaks are available during quieter periods.

St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.
St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place Ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs which serve superb fish and shellfish dishes all year round.
There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a well-stocked Cooperative store, Post Office, chemist, butchers, and art, book and clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.
