Excellent location with stunning sea views. The accommodation is very good and quietly situated down a cul de sac. The hosts are very welcoming and on hand to help if needed. St Makes is a beautiful village with good shops and restaurants, and ferries to Falmouth and Truro. Idylic location!

What a view! What a comfortable, well equipped, and well maintained home! This is a great place to go to get away from the hustle and bustle of the city. It is a peaceful and quaint location with an incredible view of the Falmouth Bay and surrounding area. A very interesting, intact, castle built during the reign of King Henry VIII is viewable from the front deck and dining room and is well worth a visit. We also enjoyed taking the ferry over to Falmouth for dinner and a good pint and glass if wine. Everything in the home worked well and the kitchen is very well equipped. American not familiar with British plumbing will find the shower different. Just remember to turn on the power to the in line water heater before showering. The tub in the other bathroom is a real luxury. This is a very spacious home and could easily fit four people, although it was just my wife and I. A note to fellow Americans that are not use to driving on tiny English streets: There is one way in and one way out of this lovely location. You MUST go out the same way you came in from the A3078 heading towards St Mawes Castle which is a right turn a couple of miles before getting to St Mawes on the only road going to the town. Do not rent anything larger than a Toyota Corolla to drive the streets into this lovely home. If you rent something as small as a "Smart Car" then you could possible go straight down the hill into the village. Have a enjoyable time here. We did!! Also, there are some good places to eat right in town, a short, but steep walk away. The COOP food store is adequate for getting items needed to cook in your kitchen. We were also thankful for the French Press provided as both my wife and I enjoy a good cup of Joe. (Coffee for those who do not understand American slang.)

We all had an absolutely wonderful stay. Paula and Leslie were extremely helpful and friendly in a very unobtrusive way. The views were breath taking and we were sorry we couldn't stay longer. The apartment has amazing views which is what we wanted and out of season is good value. The flat was clean but the furnishings were a little tired looking in places. High backed seating in the closed in balcony are was very reminiscent of retirement homes and the overhead lighting in this area was brutal with no table lamp provided. The kitchen is aging but adequate although the pans and lids and cooking dishes were muddled and difficult to locate and the food cupboards contained a lot of crusty and unattractive jars and bottles. Providing only one towel per person seems totally unreasonable. One bath towel plus one hand towel per person is the norm. The owner, who was away for most of our stay, said he would have provided more towels if asked but the one towel was a deliberate thing and not an oversight. Judging by the stream of gushing reviews in the Visitor book and the solid booking for the high season the owner would seem to know exactly what he is doing but having rented scores of holiday properties over the years I was not overly impressed.

Superb accommodation in an ideal location with some truly stunning views. St Mawes is a lovely place to stay with nice pubs and the St Mawes bakery shop selling fresh bread, pasties and scones which are the best, nice places to eat, and a lovely coffee shop. Easy to travel around using the King Harry ferry, also a boat service from St Mawes harbour to Falmouth and Truro.

There are the most spectacular views and we enjoy watching the yachts sailing in and out of the harbour as well as the massive ships heading to Falmouth. Paula and Les are generous hosts and do everything to make us feel relaxed.

This is our third stay at Lower Tresulian and we had another great holiday. Paula and Leslie maintain the apartment to a high standard and have made improvements, refurbished one of the bathrooms, opened a wall between the kitchen and living room. The work that has been carried out has enhanced the property and is further evidence of owners who care about their guests comfort. St Mawes is a perfect base to explore the Roseland and further afield. Tresanton and the Watch House are both really good for a meal in St Mawes. Lower Tresulian is perfectly placed in St Mawes and the views are stunning.

Having stayed at Upper Tresulian the week prior and loved every moment of it, we heard there had been a cancellation for Lower Tresulian, so we stayed another week and were not disappointed. The apartment and the views were superb. St Mawes is beautiful and rather quiet, just as we like it. I couldn't fault the accommodation or the people who own the property, Leslie and Paula, really nice people who there if needed but not interfering. Both Upper Tresulian and Lower Tresulian are first class and we feel privileged to have stayed in such lovely apartments.

We've just spent another super week in L T! This was visit number three of four and we're already booked in for 2017! This says a lot. Paula and Les are superb hosts and nothing is too much trouble. They really make the holiday for us! Our visits seem to get better and better as time goes by but this week we were entertained by two firework displays in the harbour which rounded off everything perfectly.

This has stunning views, a Patio Terrace, unobstructed view of the water and boats, superb floor layout, more than lets the light in, clean, modern furniture NOT tired sagging and tatty. One shower room and toilet and one Bathroom and toilet. Very good owners. Just watch the steps up to it, for the hale and hearty and agile. Parking spot and usual Cornish nerve in driving to your adjacent parking spot. Tremendous amount of required information provided by Cornish Cottages in brochure form.Thoroughly enjoyed it

What a fantastic place to stay if you are ever in St Mawes the pictures are just how it is the views are amazing and the accommodation is first class waking up to those views every morning was breathtaking everything was provided for from fully fitted kitchen to utility room with washer/dryer and iron DVD's books binoculars to look at the spectacular surroundings and also perfect hosts Les and Paula made us feel very welcome especially the bottle of wine and milk on arrival they were there on hand to ask anything about location and made our stay very enjoyable.

Lower Tresulian has everything and more for a relaxing holiday in St Mawes. As a regular visitor I endorse all my previous reviews. Paula and Les have made some super changes since our visit last September, with new carpets, furniture and lamps and a newly equipped shower room. The icing on the cake must be the opening from the kitchen through to the sitting room with the view right through to the sea which is stunning. Paula and Les always make us feel welcome with little touches like milk and a bottle of wine in the fridge but they do much more than that! As we approached St Maws I phoned to say that we were near as we wanted to watch the International Rugby match due to start soon and when we arrived Les had switched the tv on to the right channel for us and turned up the heating. What a welcome star. This is definitely five star accommodation.

Just returned from a fabulous 4 day stay at Lower Tresulian in St Mawes. The apartment is extremely well appointed, comfortable and with views that take your breath away! Leslie and Paula were perfect hosts, always available but never intrusive, even providing wine and milk upon arrival! As mentioned in previous reviews, the entrance road is narrow, but following Leslie's precise directions it really is not a problem, even in a 4x4. St Mawes itself is beautiful with plenty of places to walk and eat, and if you can tear yourself away, Cornwall's many other sights are within easy reach by car. Will definitely be returning!

As regular visitors to Lower Tresulian (and occasionally Upper Tresulian) we feel that says rather a lot about the house. The location is superb, accommodation is spacious and comfortable creating the right environment for a relaxing holiday. Paula & Les are lovely hosts! They helped to carry our bags from the car this time and that was a great help as we both felt a little jaded after a tiring drive. Paula and Les set the bar high when it comes to the little extras, e.g., wine and milk in the refrigerator, hand soap and bathroom tissue, kitchen washing up stuff etc., which all help to make us feel welcome, every time.

Lower Tresulian is a comfortable, well maintained house with stunning views. It's perfectly located for strolling down into St Mawes, whether to pick up provisions, buy a gift, eat and drink or catch the ferry. The owners are on hand next door to provide help and local tips, without being in any way intrusive - a great boon. St Mawes itself is a charming place, with pleasant enough beaches - though there are better ones a short drive away. Kiberick cove, by Nare Head, was our favourite, a few miles east of St Mawes: beautiful, untouched location, well worth the scramble down a rocky path.

The apartment provided us with everything we wanted and more. Two bathrooms were a bonus, one with a shower and the other with a bath.The lounge, sun room and front bedroom are light and spacious, and the kitchen is well equipped for preparing any meals. (We ate out every day as St. Mawes is blessed with some great eateries - Rising Sun, The Victory, St. Mawes Hotel, Idle Rocks Hotel and the upmarket Tresanton Hotel ). Sitting on the balcony with a glass of wine was just idyllic, we never tired of the fabulous view. The Owners Paula and Leslie were really friendly and were on hand to answer any questions about the area, places to eat, ferry movements, etc. Visits from their little dogs Alfred and Buddy were a pleasant interlude when relaxing on the balcony. The 'Roseland' is a beautiful area to explore and Falmouth and further south is a shorter distance when utilising the King Harry Ferry. We will certainly return to this great apartment.

We had an excellent stay at Lower Tresulian. The property was all on one floor and was very spacious. The kitchen and the rest of the house had all of the equipment required to make it a home from home. For us the hilight was the view from the balcony, we and sat outside for breakfast or for a drink later in the day on many occasions, A great way to unwind after a busy day. In St Mawes there are plenty of places to eat and a small shop that we found to be well stocked. We did use our car quite a bit to tour round but you don't need to as the ferries are regular and you can also go walking from the doorstep. We were made to feel very welcome by the owners and enjoyed our week away.

The accommodation was first class, however the vehicle access was very poor, in that the entrance to the lane was very very narrow, and it was necessary to collapse my wing mirrors to avoid scraping the rock face. When we left the property on the Saturday, a projecting piece of rock damaged a rear tyre, which I have had to replace. I suggest that the description of the property should mention that the entrance is narrow, plus anybody with walking difficulties would have problems because of the steep hill down to the sea front.

Lower Tresulian is a wonderful place to stay, clean, tidy with all the facilities needed. The property is sited with a raised elevation and from the patio area enjoys spectacular views of the sea. The sun room is cosy and makes an ideal place to sit and view the sea if the weather isn't suited to sitting out. St Mawes small picturesque harbour is to the left of the property and has some nice pubs, such as the Rising Sun, The Victory and St Mawes Hotel, and the entrance to Falmouth harbour is around the corner to the right elevation. The owners live next door and are very helpful and friendly, their little dog Alfie is a real star. We stayed in October and were lucky with the weather. St Mawes is ideally positioned to use as a base with the passenger ferry to Falmouth located in St Mawes harbour, and the King Harry car ferry a short drive away. Overall I would rate the property, location and holiday a 10 out of 10 and hope to return next year.

We loved our week at Lower Tresulian at the end of September. This was more like staying in someone's home than a holiday rental. As soon as we walked in, saw the well equipped apartment and the wonderful views, we knew we had made a very good choice. It has a spacious, light feel to the rooms, most of which have high ceilings and long sash windows, which make the most of the location. Many extra touches - cupboard full of condiments, sauces, oils, bathroom toiletries, etc We were very comfortable & the glazed terrace outside is a great place to sit and relax with a drink and a book, if you can keep your eyes off the view! Little Alfie's enthusiastic visits were a bonus!! The very friendly and helpful owners, Paula & Leslie, live next door, the 2 properties linked by terrace and steps. You park at the bottom of garden in the lane and walk up several steps (with handrail) to the house through the terraced garden. My husband walks with a stick and he managed it quite easily. St Mawes has the advantage of being a 'ferry stop' so we found it a good location for visiting other areas without having to use the car all the time. We were lucky with the weather too which was warm & still. We will be back.

Lower Tresulian exceeded our expectations. Everyone needs a good nights sleep specially after an exhilarating day out in the Cornish air & L.T the beds and superb. We appreciated having wi-fi . The views are the jewel in the crown and it was so relaxing to sit on the terrace and enjoy the sun & ever changing view. We have only been home for two days & we've booked both Upper and Lower Tresulian for next year already.

The Tresulians are situated approximately 300 yards from the heart of the village and just 50 yards from Tavern beach. Located on a quiet, private road, this apartment boasts stunning views across Falmouth Bay as well as towards the mouth of the Percuil River. The property is accessed by way of a set of steps through a tiered garden.

The apartment is superbly fitted out by the caring Owners. 2 comfortable bedrooms, a bathroom and a shower room plus a separate kitchen and open plan sitting room / dining area and sun room which is a great place to relax and enjoy the views.

Lower Tresulian has a great terrace with elevated views of the whole bay.

Accommodation
Ground Floor Only: Open plan sitting room / dining area / sun room. Separate kitchen. Utility Room. Master double bedroom with king size bed followed by a twin bedroom. Bathroom with WC. Separate shower room with WC.
Exterior: Terrace to the front with magnificent views and external furniture.

Facilities & Services
Heating is via central heating. The kitchen has a range of equipment. There is a double electric oven and hob, a microwave, toaster, kettle, fridge, freezer, dishwasher, washing machine / tumble dryer. The sitting room area has a flatscreen Freeview TV, DVD player, radio and iPod dock. There is WiFi available at the property. There is an iron & ironing board.

Miscellaneous
Electricity, heating, bed linen and towels are all included but you will need to provide your own beach towels. Parking facilities for 1 vehicle. Regrettably no smoking or dogs are allowed. There is a cot & high chair available.

Arrival / Departure is normally a Saturday.
Short breaks are available during quieter periods.
£100 pre-authorised to your credit or debit card as a security deposit is required.
Discounts available for couples staying for 7 nights outside the peak season, using one room only.

St Mawes is one of the finest waterside villages in Cornwall. Situated overlooking an idyllic bay on the eastern side of the famous Falmouth Estuary, St Mawes has one of the mildest climates in Britain due to its proximity to the Gulf Stream. The sea is at the heart of the village and has helped to shape St Mawes from the little fishing village to the fashionable holiday destination that is so popular with visitors. A mecca for boating enthusiasts, St Mawes is a particularly popular sailing centre. Weekly club racing, village regattas and larger events are commonplace on the superb waters of the bay all through the summer.

St Mawes has so much to offer the visitor. St Mawes Castle was built by Henry VIII and is a splendid place to take in the views of the Carrick Roads. There are miles of coastal and countryside walks to take in and some idyllic beaches on which to relax and watch the world go by. The little Place Ferry takes visitors to explore St Anthony's Head or there are regular ferries to Falmouth. Being situated on the seafront, the village is also known for the restaurants and pubs that serve superb fish and shellfish dishes all year round. There is a selection of pubs & hotels with restaurants (including the renowned Tresanton Hotel) all within easy walking distance. There is a range of shops all within a few minutes’ walk including a well-stocked Cooperative store, Post Office, chemist, butchers, and art, book and clothes shops. The village also has a doctor’s surgery and a dentist’s surgery.
