Holly Tree House is a large, stunning, new build, end of terrace house with large rooms and luxurious features throughout, views from the bay window of Summers Beach. There is a large decked area in the garden which is the perfect spot for some al fresco dining while utilising the Outback gas barbecue.

St Mawes is one of Cornwall's most desirable holiday destinations and the stunning harbour surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There is a never ending variety of boating to keep the view changing, kayaks paddling out of the harbour, regular ferry passenger services to Falmouth and other destinations up the Fal estuary, the constant bustle of sailing boats both large and small and shipping movements further out to sea will keep all amused. During the winter it is a quiet, peaceful village that rarely sees frosts or snow.

Accommodation
Ground Floor: Rear door to garden enters into corridor with doors to; Utility room with combined washer dryer. Double bedroom with 5' bed, storage and en suite bath room with shower over, WC and hand basin. Twin bedroom with two 3' beds and storage. Second twin bedroom with two 3' beds and storage. Family Bathroom with bath, separate shower, WC and hand basin. Stairs to first floor.
First Floor: Stairs open into a large, open plan living / dining and kitchen. The kitchen is beautifully appointed and fully fitted with units and appliances. There is a bay window with views of Summers Beach. Comfortable sofas, dining table and chairs. Front door leading to steps to the car parking area. Further stairs lead to:
Second Floor: Master bedroom, double aspect with dormer windows to the front and rear, 4'6" bed and storage. En-suite shower room with WC and hand basin.
Exterior: Large decked area with rattan furniture, steps down to a small lawned area. Webber kettle charcoal BBQ (charcoal not provided). Parking to the front of the property for two cars. More available on street.

Facilities & Services
Under floor heating throughout from an air source heat pump. There is a flat-screen Smart TV with catch up TV and Freesat. The fully fitted kitchen includes an electric oven and hob, fridge / freezer, microwave, cafetière, kettle and toaster. There is a combined washing machine tumble dryer. There is an iron and ironing board and two hair dryers. There is unlimited WiFi.

Miscellaneous
Electricity, heating, bed linen and towels are all included, you will need to bring your own beach towels. Parking for two cars to the front of the property and more available on road. Unfortunately dogs are not able to stay at Holly Tree House. There is a cot and two high chairs.

Ideal property for six adults. Very spacious and generally clean. The scones, jam and cream were a lovely touch. On arrival the housekeeper explained that the bin was full but she would get it sorted and on the Monday it was emptied. Much appreciated. Minor quibbles have been mentioned in previous reviews - the loo seats were all loose and parking is not easy but as we parked on the first day and then went everywhere by foot or boat it was a minor inconvenience. The change that would make the biggest difference is to put a shelf in each bathroom for washbags etc - lovely, spacious bathrooms but nowhere to put stuff! Would happily stay again

We had a very enjoyable week at Holly tree House. The weather was superb which certainly helped ensure a wonderful family time. I dont think we would book the house agai - we do prefer living areas that are on the ground floor and open on to a patio/garden. As we had small babies with us, we ate at home most evenings. The weather was good and we ate out side. We therefore had to carry everything downstairs form the kitchen area! The house was very spacious however it was rather bland! very grey - again a personal thing. Perhaps you could remind the housekeeper to clean the patio table which was very dirty when we arrived. Also, the request to take off all bedding and pack up in the blue linen bags when we left, we have never been asked to do before and feel this should be something the housekeeper does. We did however love St Mawes and the area and had a really lovely week. I hope my comments are helpful

We loved staying there, but there were a couple of incidents I would like to point out. Toilets seats were all loose and needed tightening up. Shower filter in the attic room was full of hair, resulting the shower to leak. My husband cleaned it out which was not the sort of thing he should be doing on holiday. Also stated we would have an outback gas BBQ which was not the case, instead there was a charcoal one, so had to go out and buy coals and fuel.

We had a good wonderful time at Holly Tree House. The house was really good and accommodated our party of 8 comfortably. The location was really good, just a few minutes walk to the water and the shops at St Mawes. The village itself is lovely. Overall a fantastic holiday!

Clean, comfortable, spacious, well fitted, house, five minutes walk downhill to the harbour. What is not to like? It exceeded our expectations. Three bedrooms downstairs with one on top floor worked well for us but might not suit two families holidaying together.

Highly recommend that people stay here, it’s location in distance to the harbour is perfect.(mind the hill is a little steep but absolutely worth it) big enough for 2 cars to park comfortably (plenty of street parking round the corner available if more that 2 cars) House is set on three levels the middle one dining and communal area excellent. Well stocked kitchen with utensils and pans etc all of premium quality. Sofa and chairs very comfortable. Dining table the right size for 8. Fair sized fridge and freezer. Downstairs with exit to Garden and Decked area is wonderful. 3 good sized bedrooms, we had the double and bed was very comfortable en-suite and shower was decent with great flow (although one minor thing tap is wrong way round hot is cold and cold is hot) laundry room with all the basics you need is great. Family bathroom for bathing the kids also very big and enough room for the stresses of “Bath Time”. 2 twin bedrooms great sized I imagine bed could be pushed together although we didn’t do this. Upstairs Master Bedroom, beautifully laid out, bed very comfortable, bathroom as expected and overall the house was a pleasure to stay in and I wouldn’t hesitate to stay there again. Really did beat my expectations. Also Paula the owner came one the day after we got in just to check we were all good, which was a nice touch.

The house is well situated with a very short but very step walk into St Mawes which is a lovely village. It was clean, well equipped and had plenty of space to spread out in. There was a small but perfectly useable garden but unfortunately the weather wasn’t quite good enough for us to enjoy it. Overall a great place to stay.

- St Mawes is a lovely fishing village - the property is up a steep hill from the village, which won't suit everyone, but that is very clearly flagged in the marketing literature and provides good daily exercise - a lovely property, which has been very nicely designed and decorated. It has a spacious feel which we really appreciated. - the kitchen is well appointed and had everything we needed - it was very nice of the owners to check in on us - it’s a very personal thing but we found the bed mattresses a little too firm

We had a week at Holly Tree house with three generations of the family and it was great. In these COVID-19 times everything was cleaned and spotless and we really appreciated that. A travel cot and high chair were also there and ready for us when we arrived. The property is in a great location and such a short walk down to the harbour (the hill gave me good exercise each day). The views from the windows down to St Mawes are perfect. The rooms were spacious and the beds very comfortable. Looking round the house has given me ideas for changes I want to make to my own. We loved being able to enjoy the evening sat on the decking with a glass of wine. Our children loved it and have asked to be taken back next year.

Lovely holiday home in perfect location for easy access to St Mawes and surrounding area. Also the garden was great for relaxing. Great to have parking for 2 cars but access to driveway not easy. Holiday home needs more mugs, especially when full of 8 people. Needs some proper mirrors.
