This beautiful cottage is located on Chapel Terrace behind the Victory Inn in St Mawes. To reach the cottage from the bottom of the village, there is either a combination of 28 steps with some short inclines (all with handle rail) or a short but steep hill. It takes just a couple of minutes to reach the harbour but a few minutes longer to climb back up. The elevated position provides the most wonderful views from the front garden. The open plan living room with raised kitchen diner to the rear provides a seaview and is beautifully presented having undergone a major refurbishment through the latter half of 2015. The patio garden to the front of the property is a sun trap with a glorious vista and the cottage benefits from a small private garden to the rear of the property.

St Mawes is simply an idyllic spot for a holiday. It is perfect for those who want to get out on the water or explore the stunning coastline or the Roseland Peninsula. There are two shingle beaches in St Mawes or some lovely sandy beaches on the St Anthony headland. Staying in St Mawes you would not need your car all week. Everything is within walking distance and the passenger ferries provide regular services around the estuary from the delightful harbour.

Accommodation
Ground Floor: Small entrance porch leads into open plan living room / kitchen / dining area. Living area has comfortable sofas and a wood burning stove. The raised kitchen / dining area to the rear has fully fitted units and a door to the small rear garden. There is a small understairs WC and hand basin.
First Floor: Master bedroom with 5' double bed and sea view, twin bedroom with rear door to the garden. Bathroom with overhead shower, basin and WC.
Exterior: Enclosed front garden table and chairs and sea view. Private rear garden up some steps with further table and chairs, parasol and a selection of sun beds.

Facilities & Services
Heating is via gas central heating (LPG bottles), there is also a wood burning stove. The kitchen has a range of equipment. There is an electric oven and hob. There is a microwave, toaster, kettle, fridge / freezer and dishwasher: Also a washing machine / dryer. The sitting room area has a flatscreen digital TV & DVD player which can be used for CDs and radio. Unlimited WiFi is available at the property. There is an iron & ironing board. A high chair is available on request.

Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. Regrettably no smoking is allowed. Regrettably no dogs are allowed. Whilst you can stop and unload outside the property, there is no parking available on the street. Parking is available in the main car park (very safe) and weekly/daily tickets are available from the pay and display machine.

Les Francis

Little Cottage is a well appointed two bed holiday cottage with great views from the front bedroom. Parking (or rather absence of parking) wasn't a big issue as you can pull up outside to unload and the municipal parking is only a 5 minute walk away. The location may be a struggle for some as the road from the car park is rather steep (45 degrees in part) , but good for the leg muscles. Good patio area to the front of the cottage and a good view of the bay. If you want a "kiss me quick" free location that's got great walks then St Mawes is worth a try, but watch out for those steep inclines.

Well equipped cosy cottage just a 5 minute walk from the harbour at St Mawes. However very steep steps/approach road would be a problem for anyone with limited mobility as there is no parking available at the cottage. Waking up to sea view is delightful, plenty of outside space to enjoy when the sun is shining. We love it.

This was our 3rd stay at Little Cottage. It's a great spot, lovely views of the water, the only down side of the great view is hoofing it up the steep hill, so bear that in mind if you have mobility issues. The cottage itself is comfortable, though people 6ft plus be aware that headroom is restricted at the bottom of the stairs. Other than that the cottage is great and both gardens have space to sit out and enjoy the sunshine or an evening drink.

What's not to like? The only draw back is not being able to park there - the road is very narrow - but everything else was ace. It was so well designed and thoughtfully equipped. A really, really nice little cottage in a great position.

Delightful cottage with quality, comfortable stylish furnishings and decor, well equipped kitchen and everywhere spotlessly clean. Stunning views over St Mawes Bay. Only downside is lack of adjacent parking and the very steep approach.

We enjoyed our stay in Little Cottage, St Mawes is lovely. Please be aware that the cottage’s location could be a problem for some people. The 42 steep steps plus slopes from the harbour to the cottage, were very challenging and elderly people or a family with a pushchair would struggle with this. The cottage also doesn’t have a parking space so you have to park in the public car park and purchase a ticket for the week which costs £30. We arrived in St Mawes on carnival day and the car park was full. The road through the town was shut due to the carnival , making things very difficult for us, not knowing where to go. It would have been helpful if we had been informed about this in advance. It was also disappointing not to have a welcome pack when we arrived at the cottage, including some milk to make a cup of tea after we had travelled 350 miles.

Lovely place to stay, provided you are under 6'3" tall, (restricted headroom at the foot of the stairs and in the kitchen). Walking up the hill keeps you fit. Lovely views from the master bedroom window. Front garden and rear terrace added bonus.

The cottage is much nicer than the photos indicated - it is beautiful. Excellent location and views of the sea being up a short but very steep hill. The standard of finish and facilities are first class. There is a lot of building work going on all over St Mawes so not able to sit quietly at the property - check this before you book.

Little Cottage is delightful, and beautifully positioned, even in November we ate breakfast & lunch on the patio overlooking the harbour. Little Cottage has obviously been thoughtfully created and welcomes you to enjoy its peaceful cosy essence. The kitchen is well provisioned with quality products, something often missing from smaller cottages. Our only suggestion for improvement is to explicitly warn customers of the sheer gradient of the hill to access Little Cottage; we spend a great deal of time in the disabled community and for many of those we know this would have been a problem for them.

We loved our stay at Little Cottage! The cottage was very clean and tidy on arrival and the outside space very private. The board games were a welcome addition and the local literature to help us plan our stay. We loved the fact that we could pop to the bakery every morning for our breakfast and the butchers for our tea! The views from the front windows and courtyard were amazing, we loved watching the boats sailing in and out of the harbour! We would definitely recommend Little Cottage. Thank you

Lovely house. All in very good condition with everything you need. The one negative was my partner is over 6 foot tall and was continually hitting his head on the low beams around the house, and in the kitchen he couldn't stand up straight. There is also a tricky exit from the front bedroom onto the stairs which doesn't feel safe. I think it would be useful to have a warning on the details.

Great views, good location, no parking however, but not really an issue as the cottage is in a quiet lane that allows you time to load and unload the car. The car park is 5 mins walk, £30 for a week's ticket. Headroom in the cottage is a bit restrictive at times if you are 6ft plus especially at the bottom of the stairs. Kitchen well equipped with quality kit.

Cottage was comfortable and well equipped. Tall people will need to be vigilant going up and down the stairs due to the low ceiling in the stair well, otherwise a short, swift bang to the head follows. In my opinion the cottage would be suited to either 2 adults or a small family. The sea view from the lounge and bedroom were really lovely and are the stand out attraction of the cottage. Surprised to find that there was no welcome pack? However a minor grumble for what was a pleasant stay.

Fantastic cosy little cottage which was ideally placed in beautiful st Mawes. Really, really pleased with everything and didn't disappoint. View from garden was great, location in St Mawes was ideal, a stones throw from pubs, restaurants and cafe shops and ferry to Falmouth. House was extremely well kept and cosy and views were great from Garden and main bedroom. Highly recommend

Location of cottage excellent, property very well equiped and as was stated on description. However on arrival, cushions smelt damp,. the fridge and some insides of kitchen drawers, and some utensils on worktop were very visibly dirty! Also having stayed in holiday cottages before, a small welcome pack or start kit for the fire i.e. kindling etc would have been appreciated. A torch is essential due to the cottage location and a few books on the local area would be a nice thing to relax with,as would a game or two.These are just our observations, we did have a very pleasant stay at lillle cottage, and we did strip the bed on the morning of our departure, which again we have not had to do before when renting holiday cottages.

St Mawes is a great place to spend a week and Little Cottage is a great place to stay. Five minutes walk from the sea-front the two-bedroomed property is clean and comfortable. The cottage has been recently renovated and it looks modern - especially the kitchen. All mod cons with a dishwasher and washing machine + John Lewis crockery. Bedroom linen was The White Company so, once again, a very clean, modern feel. However, whilst modern, there's nothing clinical about the cottage - although there is central heating (with an ultra-modern thermostat to control the heat!!), with the log burner going we felt really cosy. There are gardens both at the front and rear - because the cottage is on a hill, the front garden overlooks the bay (and is raised from the road) and the rear one is enclosed and pretty sheltered: I sat out there on a mild day in February. Note that you also get a great view of the bay from the master bedroom. St Mawes is not a cheap place to stay but there are good meals and good meal deals to be had at The Victory Inn and The Rising Sun. More upmarket are the St Mawes Hotel (brasserie and bar), the Hotel Tresanton and the Idle Rocks Hotel, where we found an afternoon cream tea looking onto the water hard to beat.

Hello, We stayed in this very charming cottage for the February mid-term week. This is a great cottage in an ideal location. The cottage was full of everything we needed and was very comfortable. The access was good and the pick up and hand over was very easy. A great place to stay if heading to St.Mawes. 5/5

This cottage is in an excellent position looking over the bay, it is very well furnished, with good quality furniture, bed linen and kitchen equipment. Only a few yards from shops, pubs and restaurants. Warning..... it's down hill going but very steep coming home....!! Didn't want to leave!!!

Enjoyed a lovely week in the cottage with beautiful views down to the harbour. Ideal location (especially if you want to keep fit - the hills in St Mawes are steep!) and the wood burner makes it a cosy and comfortable place to be. My only note would be to those who prefer a more 'sturdy' pillow. The pillows provided are clean and absolutely fine, but I prefer more support and foam rather than feather (for allergies too). Everything we needed for a wonderful stay was provided and being able to sit outside in the sun trap of the garden was perfect. Along with the beautiful view, even if sat inside - bliss.

Location was fantastic mainly due to the lovely view of the sea from the front garden, main bedroom and living room. We parked in the car park in st mawes and carried our luggage to the cottage as there's no parking and the roads are narrow but it wasn't a problem. It's just as nice if not nicer than on the photos suggest and the view out is the icing on the cake. Would stay again it was a really good location and one of the nicest holiday cottages we've stayed in.

Little Cottage was perfect for us and two children. It's position just slightly up from the harbour means that you have the convenience of being very close to everything but in a very quiet setting with amazing views of the harbour. You have this view from the front garden, the sitting room/kitchen and the main bedroom so you really get to make the most of it. The kitchen is very well equipped and the sofas and beds very comfortable. We loved it so much, e're looking to book again in the next couple of months!

Little Cottage has been beautifully decorated to welcome guests. Plenty of seaside charm to go with amazing views of the pretty village of St Mawes, sea and surrounding countryside. Many good pubs and restaurants to sample local food,especially fish. Delicious pasties,buns and bread sold by the harbour. Plenty to do and see in the area for all ages. Minack theatre well worth a visit. Trebah gardens are stunning. The coastal walk from St Mawes to St Just in Roseland lovely. Such a tranquil place. Take the ferry to Falmouth for a bit of shopping. And plenty more.... Back next year I hope.

We thoroughly enjoyed our week at Little Cottage. The cottage is well situated to enjoy the facilities of St Mawes, close to shops and transport links, and with fantastic ever changing sea views from the front windows. The outdoor seating areas are well presented and equipped. Indoor equipment and fittings are of a high standard. We only used one bedroom and found both bed and bedding fresh and comfortable. However, we would have appreciated a more thorough and careful approach to cleanliness, e.g. kitchen tiling, cupboard fronts, appliance fronts, dusty corners and surfaces, bath and toilet pedestal etc. as we did have to go round cleaning a few of these things up at the start of our holiday. If all this had been right, we would have felt that the accommodation was perfect and would certainly want to re-visit sometime.

We loved Little Cottage it was excellently decorated and furnished. There is a fantastic view of the harbour from the house and a short walk down to the shops ans restaurants. Very relaxing break - just what we were looking for.
