We really enjoyed our stay and thought the location was great - I would recommend it to anyone…………….

Liz Simpson

A comfortable apartment in a stunning location, with views to die for. We had a lovely week in St Mawes with lots to do, virtually on the doorstep. Ferry to Falmouth, visited Trelissick house and garden, Lamorran garden, right in St Mawes. Plenty of nice places to eat. All in all, thoroughly to be recommended.

Carol Allison

This is a perfect base to explore the Roseland peninsula and the sun lounge and terrace are great for relaxing if you don't want to wander far. Negotiating the narrow lanes to arrive at the property is not for the fainthearted, but we soon got used to this. The kitchen is well equiped and we found plenty of choice in St Mawes either to eat out or to buy good local produce to self cater. It was good to have the choice of shower room or bath. The main bedroom is spacious with plenty of storage and the bed very comfortable - NB the bedroom blinds do not screen out the light so bring a sleep mask if you don;t want to be woken at sunrise. Our only issue ( and some might see this as a bonus) is that we're not dog lovers and the owners' little dogs were very keen to join us indoors if we left the door open.

Sue Lipscombe

Everything about the apartment was good, and the views were just as advertised . The only , and completely unavoidable drawback, is the vehicle access which is a bit scarey

Mike Rigby

The excellent sunny weather and the superb views helped to make it a memorable week eating many meals outside. The owners, who live next door, were always friendly and helpful with the property having a really good supply of equipment. Parking is tight but a dally use of the ferries meant the car was not required.

This truly is a VERY special place. Amazing location with amazing views - such a wonderful place to relax. Very well equipped, well maintained and spotlessly clean apartment. Paula and Leslie, the owners, live next door and are such a lovely couple. They are warm and welcoming, on hand to offer advice but not intrusive. Couldn't ask for nicer hosts. This is the second time we have visited Lower Tresulian since the start of Covid, and both times we felt totally safe. St Mawes is a beautiful place to stay. Fantastic eateries, excellent butchers, fish cabin and bakers all within a few minutes walk. So much to see and do in the area. We WILL be back.

Lynda Heavey

The apartment is spotless, comfortable and decorated to a very good standard, the views from the property are stunning. The apartment location is a couple of minutes walk from the village centre and is in a very quiet area. The hosts, Paula and Leslie are very helpful but not intrusive in any way. I will definitely stay again and would highly recommend the apartment.

Fantastic views await at this updated and clean apartment. Perfect place for spending days indoors admiring the view or taking the short walk into the centre of St Mawes. It would be easy to spend a week in this apartment without leaving at all, though the St Mawes Ferry can take you to Falmouth in only 20 mins and there is also enough to keep you occupied in St Mawes itself. The apartment was very clean and also benefited from modern kitchen and bathrooms. It is clear that the owners have kept the property up to date over the years. Please note that if arriving by car, you should take the advice of the property owner and do not attempt to reach the property from Lower Castle Road. Apart from that, the roads are tight but not as bad as I had anticipated. All in all, a great place to stay.

Susan Stansfield

Wow what a find! Fabulous location overlooking the estuary. The apartment is very well equipped with everything you could possibly need. Very helpful friendly owners live next door who offer advice on sightseeing in the area but are not obtrusive in any way. One of the most relaxing holidays we have had. We are about to rebook for next year.

Carolyn Tunnah

We had an amazing 2 weeks in Lower Tresulian recently. It is in an incredible location, the view really is something else. We loved taking our breakfast or evening drinks on the balcony. Location wise it is perfect, and a good way to walk off the good food up the lanes to the property. It had everything we could have asked for and Paula was so warm and welcoming. A great home and we would love to go back!

David Mason

We had a wonderful stay at Lower Tresulian, didn't want to go home. The view is amazing, we fell in love with it. On arrival we found the apartment very clean, spacious and homely. Finding the milk and the cheeky bottle of wine in the fridge was very welcomed after our journey. Any issues Paula is there to sort it out. She made us very welcome. The kitchen has everything and more that you would need for a self catering holiday. It was lovely sitting outside watching the boating world go by and the sun going down. Loved having our breakfast, fish and chips etc out on the veranda. Make sure you take Paula's advise on how to get to your apartment as the roads are very narrow and very very steep. Can't wait to return in a couple of years time.

Angela Wall

We spent a week at Lower Tresulian. What a joy to meet the owners of this Apartment. Paula and Les were delightful as well as having two lovely doggies. Nothing was too much trouble for them, should we require anything. The property was immaculate and had everything we required. Thank you so much Angela PS Love St Mawes too !

Fantastic location with superb views, whatever the weather! Having a sunroom as well as a sun deck make this property very special. Can’t wait to return.

Andrew Drover

We all had a fantastic stay at Lower Tresulian. Leslie and Paula are excellent hosts and are there if you need them. The views are wonderful and it is only a short walk to the waterfront where ferries can be taken to Falmouth, Place and Trelissick. There are some gorgeous walks over on St Anthony's headland.

Andrew Doughty

A great rental - exactly as described and portrayed on the web site - light, airy, quiet and well kitted out. Ideal for a couple or couple with two young children. We were made most welcome on our arrival and our hosts, who live next door. They do well balancing their desire to offer first rate hospitality whilst simultaneously respecting guest privacy. Not always easy to achieve. This is a very good location in terms of accessing local facilities and having a designated parking space is a real plus. Looking through the Guest Book at least half of the volume, if not more, is made up of repeat visitors and it is early to understand why. Excellent value for money.

Richard Uren

In the depth of winter the house provided eveything we needed and we had an excellent week at the home. Would trturn again. Many thanks to,Paula and Leslie

This property is immaculate with every little detail considered, lots of space and the most incredible views. The kitchen is the best equipped I have seen in many years of self catering. The beds extremely comfortable and the decor fresh and clean. You can sit eating dinner or just in the front veranda watching the ferry boat too and fro from Falmouth of just the clouds passing by. The owners directly adjacent and their two little dogs are very friendly and welcoming.

Lyn Main

Lower Tresulian is a little gem and we’re so pleased to have found it a few years ago. As regular visitors to Lower Tresulian we never cease to be amazed at the stunning views, ideally suited fir our recent holiday. Our grandchildren joined us this time and we all thoroughly enjoyed spending time on Tavern Beach, just below the house, fir a real Bucket and Spade holiday. The house has everything we need to make our stay comfortable and relaxing, with a beautiful terrace where we could sit and have a quiet drink whilst watching the sunset.

Andrew Sharp

After walking up a few steps to lower tresulian turn around and look, you will not be disappointed. The view is picture perfect. We were blessed with beautiful sunny weather but even on a cloudy day the view from the patio must be the best in St Mawes. The accommodation is clean and comfortable with the added bonus of sea views from every window. Everything you need is provided in the apartment to make your stay more enjoyable. With the sun shining the patio is the perfect place to eat breakfast or an evening meal, taking in the view and watching the activity on the water, the ultimate place to relax. We were made very welcome by the owners Leslie and Paula and only had to ask if we needed anything. The centre of St Mawes is only a short stroll away as is the castle and some coastal walks. The one downside was that we only stayed for two weeks, we are already looking forward to next years stay.

Graham Whitehorn

We have just returned from yet another lovely stay in St Mawes. This is the first time staying in Lower Tresulian and we couldn't have wished for better accommodation. The apartment had everything we needed with beautiful views across the bay. We would definitely return.

Paul Kenward

Welcomed by the owners on arrival, we couldn't believe how amazing this place was. Beautiful views from all the from windows, you see for miles into the distance in one direction, coastlines and bays in another, and a river estuary filled with small boats and colourful buoys in the other. The property is ultra clean, well maintained and furnished, lovely and warm (we visited at the end of November) and so peaceful. You get to see the little ferry to Falmouth leave and return every hour, and the most amazing skies and sunsets. It doesn't offer the ultimate in privacy (if that's what you're after) and I thought the view was spoilt a tiny bit by the slightly dated glass and wood frontage to the terrace (which only mattered if you were sitting and looking at the sea from inside). Other than that, near perfect.

Karen Edy

Just had the most amazing holiday in St Mawes at Lower Tresulian. You could just spend all day sitting in the conservatory or on the terrace looking at the most fantastic views, whatever the weather. So much thought has gone into making this apartment so special. We could honestly not find one single fault. So peaceful yet only 50 yards to the seafront although quite a steep climb but I suppose we came back fitter than when we arrived. St Mawes has so much to offer. We didn't need to use the car once. If the ferry was not running then you could always take a bus to Portscatho (beautiful walks and of course the hidden hut) or the bus to Truro. There are a good choice of places to eat in St Mawes, lovely walks, a Co-Op, bank, Post office and some other shops. I have not stopped talking about this place since I have been back to work and we will definitely return. Thank you so much for making our holiday and wedding anniversary such a memorable one.

Lyndon Towndrow

nothing to fault excellent. apartment good, view good, St Mawes beautiful. location good for seeing other areas.

Lisa Jansen

This is our 4th visit to Lower Tresulian. We love: the view, apartment, village, Roseland and the owners are great. Tresulian is above the noise of the busy seafront with amazing views. A rainy day relaxing in the sun lounge is no hardship and when it's sunny it's amazing! The views from here I think must be second to none. A lovely space to relax in. In the village there's a wealth of good food options: restaurants, pubs, and the coop. And then there's Onda clothes shop, always a treat. From here it's a short hop to: Falmouth on the ferry, Lamorran garden nearby, a swim off tavern beach below Tresulian or a ten minute drive to Towain beach or Hidden hut. Walks and kayaking are a great way to take in the beauty of the area. There's something for everyone.

Nick Miles

Excellent location with stunning sea views. The accommodation is very good and quietly situated down a cul de sac. The hosts are very welcoming and on hand to help if needed. St Makes is a beautiful village with good shops and restaurants, and ferries to Falmouth and Truro. Idylic location!

Lyn Main

We've enjoyed another super holiday at Lower Tresulian and we are regulars at this address, which has the best views in St Mawes. Paula and Les are wonderful hosts and nothing is too much trouble for them. We couldn't ask for more!

Frank Massey

What a view! What a comfortable, well equipped, and well maintained home! This is a great place to go to get away from the hustle and bustle of the city. It is a peaceful and quaint location with an incredible view of the Falmouth Bay and surrounding area. A very interesting, intact, castle built during the reign of King Henry VIII is viewable from the front deck and dining room and is well worth a visit. We also enjoyed taking the ferry over to Falmouth for dinner and a good pint and glass if wine. Everything in the home worked well and the kitchen is very well equipped. American not familiar with British plumbing will find the shower different. Just remember to turn on the power to the in line water heater before showering. The tub in the other bathroom is a real luxury. This is a very spacious home and could easily fit four people, although it was just my wife and I. A note to fellow Americans that are not use to driving on tiny English streets: There is one way in and one way out of this lovely location. You MUST go out the same way you came in from the A3078 heading towards St Mawes Castle which is a right turn a couple of miles before getting to St Mawes on the only road going to the town. Do not rent anything larger than a Toyota Corolla to drive the streets into this lovely home. If you rent something as small as a "Smart Car" then you could possible go straight down the hill into the village. Have a enjoyable time here. We did!! Also, there are some good places to eat right in town, a short, but steep walk away. The COOP food store is adequate for getting items needed to cook in your kitchen. We were also thankful for the French Press provided as both my wife and I enjoy a good cup of Joe. (Coffee for those who do not understand American slang.)

Jerry Axford

An excellent property in a superb location. The accommodation provided everything we needed to ensure that we had a perfect holiday. Lots to see and do and good restaurants close by.

Robin Swift

We had a great stay at Lower Tresulian. The property was fantastic with exceptional views and ideally located. It exceeded our expectations. The owners of the property were really friendly and welcoming and could not have done anything more to improve our experience. A great place to stay 10/10 Robin Swift

Diane Hunt

We all had an absolutely wonderful stay. Paula and Leslie were extremely helpful and friendly in a very unobtrusive way. The views were breath taking and we were sorry we couldn't stay longer. We all thought it was the best location and accommodate we have ever stayed in and we've been visiting Cornwall for years. Would love to return again if possible.

Andrew Brierley

Excellent location with beautiful sea views Great places in St Mawes village for eating out and convenient for ferry to Falmouth.

Julian Walford

Lower Tresulian is situated in a superb location in st. Mawes, with fantastic views over the bay. Very comfortable accommodation and friendly owners who live next door. Would definitely return.

Anne Parcell

The apartment has amazing views which is what we wanted and out of season is good value. The flat was clean but the furnishings were a little tired looking in places. High backed seating in the closed in balcony are was very reminiscent of retirement homes and the overhead lighting in this area was brutal with no table lamp provided. The kitchen is aging but adequate although the pans and lids and cooking dishes were muddled and difficult to locate and the food cupboards contained a lot of crusty and unattractive jars and bottles. Providing only one towel per person seems totally unreasonable. One bath towel plus one hand towel per person is the norm. The owner, who was away for most of our stay, said he would have provided more towels if asked but the one towel was a deliberate thing and not an oversight. Judging by the stream of gushing reviews in the Visitor book and the solid booking for the high season the owner would seem to know exactly what he is doing but having rented scores of holiday properties over the years I was not overly impressed.

Graham Higgs

How can you improve on perfection, but afraid if you are infirm best give this one a miss.as steep hill & steps to property

Mark Elvy

Superb accommodation in an ideal location with some truly stunning views. St Mawes is a lovely place to stay with nice pubs and the St Mawes bakery shop selling fresh bread, pasties and scones which are the best, nice places to eat, and a lovely coffee shop. Easy to travel around using the King Harry ferry, also a boat service from St Mawes harbour to Falmouth and Truro.

Jackie Reed

We unfortunately had to cut short our holiday by a day as i ddevdloped cellulitus. We found the whole experience first class.

Lyn Main

We are regular visitors to Lower Tresulian and this was our fourth stay at Lower Tresulian this year and we've already booked for 2017. We love L T and it never disappoints! There are the most spectacular views and we enjoy watching the yachts sailing in and out of the harbour as well as the massive ships heading to Falmouth. Paula and Les are generous hosts and do everything to make us feel relaxed.

Nick Miles

A well appointed apartment with superb views - the terrace is a bonus. The location is excellent, just a five minute walk to the shops and harbour. The hosts were very friendly and helpful.

Lisa Jansen

This is our third stay at Lower Tresulian and we had another great holiday. Paula and Leslie maintain the apartment to a high standard and have made improvements, refurbished one of the bathrooms, opened a wall between the kitchen and living room. The work that has been carried out has enhanced the property and is further evidence of owners who care about their guests comfort. St Mawes is a perfect base to explore the Roseland and further afield. Tresanton and the Watch House are both really good for a meal in St Mawes. Lower Tresulian is perfectly placed in St Mawes and the views are stunning.

Dennis Glossop

Having stayed at Upper Tresulian the week prior and loved every moment of it, we heard there had been a cancellation for Lower Tresulian, so we stayed another week and were not disappointed. The apartment and the views were superb. St Mawes is beautiful and rather quiet, just as we like it. I couldn't fault the accommodation or the people who own the property, Leslie and Paula, really nice people who there if needed but not interfering. Both Upper Tresulian and Lower Tresulian are first class and we feel privileged to have stayed in such lovely apartments.

Lyn Main

We've just spent another super week in L T! This was visit number three of four and we're already booked in for 2017! This says a lot. Paula and Les are superb hosts and nothing is too much trouble. They really make the holiday for us! Our visits seem to get better and better as time goes by but this week we were entertained by two firework displays in the harbour which rounded off everything perfectly.

Bill Smith

This has stunning views, a Patio Terrace, unobstructed view of the water and boats, superb floor layout, more than lets the light in, clean, modern furniture NOT tired sagging and tatty. One shower room and toilet and one Bathroom and toilet. Very good owners. Just watch the steps up to it, for the hale and hearty and agile. Parking spot and usual Cornish nerve in driving to your adjacent parking spot. Tremendous amount of required information provided by Cornish Cottages in brochure form.Thoroughly enjoyed it

Karen Waddell

What a fantastic place to stay if you are ever in St Mawes the pictures are just how it is the views are amazing and the accommodation is first class waking up to those views every morning was breathtaking everything was provided for from fully fitted kitchen to utility room with washer/dryer and iron DVD's books binoculars to look at the spectacular surroundings and also perfect hosts Les and Paula made us feel very welcome especially the bottle of wine and milk on arrival they were there on hand to ask anything about location and made our stay very enjoyable.

Deborah Higgs

This was our first stay and we would definitely want to return. The view is so good it's hard to tear yourself away. With the ferries that run from St Mawes, there's lots of walking routes to do without having to us a car.

Lyn Main

Lower Tresulian has everything and more for a relaxing holiday in St Mawes. As a regular visitor I endorse all my previous reviews. Paula and Les have made some super changes since our visit last September, with new carpets, furniture and lamps and a newly equipped shower room. The icing on the cake must be the opening from the kitchen through to the sitting room with the view right through to the sea which is stunning. Paula and Les always make us feel welcome with little touches like milk and a bottle of wine in the fridge but they do much more than that! As we approached St Maws I phoned to say that we were near as we wanted to watch the International Rugby match due to start soon and when we arrived Les had switched the tv on to the right channel for us and turned up the heating. What a welcome star. This is definitely five star accommodation.

Claire Netting

Just returned from a fabulous 4 day stay at Lower Tresulian in St Mawes. The apartment is extremely well appointed, comfortable and with views that take your breath away! Leslie and Paula were perfect hosts, always available but never intrusive, even providing wine and milk upon arrival! As mentioned in previous reviews, the entrance road is narrow, but following Leslie's precise directions it really is not a problem, even in a 4x4. St Mawes itself is beautiful with plenty of places to walk and eat, and if you can tear yourself away, Cornwall's many other sights are within easy reach by car. Will definitely  be returning!

Lyn Main

As regular visitors to Lower Tresulian (and occasionally Upper Tresulian) we feel that says rather a lot about the house. The location is superb, accommodation is spacious and comfortable creating the right environment for a relaxing holiday. Paula & Les are lovely hosts! They helped to carry our bags from the car this time and that was a great help as we both felt a little jaded after a tiring drive. Paula and Les set the bar high when it comes to the little extras, e.g., wine and milk in the refrigerator, hand soap and bathroom tissue, kitchen washing up stuff etc., which all help to make us feel welcome, every time.

Geoffrey Cole

Lower Tresulian is a comfortable, well maintained house with stunning views. It's perfectly located for strolling down into St Mawes, whether to pick up provisions, buy a gift, eat and drink or catch the ferry. The owners are on hand next door to provide help and local tips, without being in any way intrusive - a great boon. St Mawes itself is a charming place, with pleasant enough beaches - though there are better ones a short drive away. Kiberick cove, by Nare Head, was our favourite, a few miles east of St Mawes: beautiful, untouched location, well worth the scramble down a rocky path.

Lower Tresulian has the most wonderful views, sunshine or rain. The flat is well laid out, well stocked and well situated. Back next year. Visit no3!

The apartment provided us with everything we wanted and more. Two bathrooms were a bonus, one with a shower and the other with a bath. The lounge, sun room and front bedroom are light and spacious, and the kitchen is well equipped for preparing any meals. (We ate out every day as St. Mawes is blessed with some great eateries - Rising Sun, The Victory, St. Mawes Hotel, Idle Rocks Hotel and the upmarket Tresanton Hotel ). Sitting on the balcony with a glass of wine was just idyllic, we never tired of the fabulous view. The Owners Paula and Leslie were really friendly and were on hand to answer any questions about the area, places to eat, ferry movements, etc. Visits from their little dogs Alfred and Buddy were a pleasant interlude when relaxing on the balcony. The 'Roseland' is a beautiful area to explore and Falmouth and further south is a shorter distance when utilising the King Harry Ferry. We will certainly return to this great apartment.

We had an excellent stay at Lower Tresulian. The property was all on one floor and was very spacious. The kitchen and the rest of the house had all of the equipment required to make it a home from home. For us the hilight was the view from the balcony, we and sat outside for breakfast or for a drink later in the day on many occasions, A great way to unwind after a busy day. In St Mawes there are plenty of places to eat and a small shop that we found to be well stocked. We did use our car quite a bit to tour round but you don't need to as the ferries are regular and you can also go walking from the doorstep. We were made to feel very welcome by the owners and enjoyed our week away.

The most delightful accommodation for our family holiday (we took over the whole of the Tresulians). This was our second visit to Tresulians and while enjoying this stay we've booked a return visit for the Autumn. The accommodation is spacious, clean and comfortable but the views are breathtaking. The terrace is the icing on the cake!

The accommodation was first class, however the vehicle access was very poor, in that the entrance to the lane was very very narrow, and it was necessary to collapse my wing mirrors to avoid scraping the rock face. When we left the property on the Saturday, a projecting piece of rock damaged a rear tyre, which I have had to replace. I suggest that the description of the property should mention that the entrance is narrow, plus anybody with walking difficulties would have problems because of the steep hill down to the sea front.

We had a lovely stay at Lower Tresulian recently. It was one of the best apartments we ever stayed at. Everything is taken care of. It is a very well equipped apartment and the view is to die for !!

Lower Tresulian is a wonderful place to stay, clean, tidy with all the facilities needed. The property is sited with a raised elevation and from the patio area enjoys spectacular views of the sea. The sun room is cosy and makes an ideal place to sit and view the sea if the weather isn't suited to sitting out. St Mawes small picturesque harbour is to the left of the property and has some nice pubs, such as the Rising Sun, The Victory and St Mawes Hotel, and the entrance to Falmouth harbour is around the corner to the right elevation. The owners live next door and are very helpful and friendly, their little dog Alfie is a real star. We stayed in October and were lucky with the weather. St Mawes is ideally positioned to use as a base with the passenger ferry to Falmouth located in St Mawes harbour, and the King Harry car ferry a short drive away. Overall I would rate the property, location and holiday a 10 out of 10 and hope to return next year.

We loved our week at Lower Tresulian at the end of September. This was more like staying in someone's home than a holiday rental. As soon as we walked in, saw the well equipped apartment and the wonderful views, we knew we had made a very good choice. It has a spacious, light feel to the rooms, most of which have high ceilings and long sash windows, which make the most of the location. Many extra touches - cupboard full of condiments, sauces, oils, bathroom toiletries, etc We were very comfortable & the glazed terrace outside is a great place to sit and relax with a drink and a book, if you can keep your eyes off the view! Little Alfie's enthusiastic visits were a bonus!! The very friendly and helpful owners, Paula & Leslie, live next door, the 2 properties linked by terrace and steps. You park at the bottom of garden in the lane and walk up several steps (with handrail) to the house through the terraced garden. My husband walks with a stick and he managed it quite easily. St Mawes has the advantage of being a 'ferry stop' so we found it a good location for visiting other areas without having to use the car all the time. We were lucky with the weather too which was warm & still. We will be back.

Amazing views, amazing weather. Owners friendly and helpful. Wonderful to have parking so near. Nice touch to leave a bottle of wine and some milk. So quiet. Enjoyed the terrace area.

Lower Tresulian exceeded our expectations. Everyone needs a good nights sleep specially after an exhilarating day out in the Cornish air & L.T the beds and superb. We appreciated having wi-fi . The views are the jewel in the crown and it was so relaxing to sit on the terrace and enjoy the sun & ever changing view. We have only been home for two days & we've booked both Upper and Lower Tresulian for next year already.

A most enjoyable stay. Owners very welcoming. Apartment spacious and well-equipped. Best views in St Mawes across the water. Beach 3mins walk away. Will return.

A very comfortable and well equipped apartment, one of the very best we have stayed in. Wonderful views from the terrace making it a great place to sit and relax, eat, drink and watch the boats go by!

One of the nicest and best equipped properties that we have ever rented. Very comfortable and in a superb location. We are sure to return. Ian Bloomfield.

A perfect holiday , excellent accommodation, we know St Mawes well but have never stayed in this apartment before, we will certainly be back, many thanks to Paula and Leslie
