If you are after a really traditional cottage in St Mawes that is great value, comfortable and really homely then Newton Cottage is definitely for you. Full of character, this cottage has a safe and enclosed grassed garden and the advantage of a couple of off road parking spaces. Representing great value for those looking for a traditional cottage with plenty of space.

The pretty and famous waterside village of St Mawes is a haven for boating enthusiasts. But there are also beaches, coastal walks, fantastic gardens, a Castle, great pubs, restaurants and it is just a short hop on the ferry to Falmouth where you can enjoy a host of attractions. For an all round Cornish holiday, there really aren't too many better spots!

Ground Floor: Open plan Kitchen / dining / sitting room with sofa bed. Utility room, shower room. Double bedroom with 4'6 bed and ensuite twin bedroom. Second sitting room with sofa bed.
First Floor: Double bedroom with 4'6 bed, twin room and single bedroom. A separate family bathroom with over bath shower and a further separate shower room. The stairs to the first floor are steep; there is no stair gate at the property but you are welcome to bring your own.
Exterior: Patio with steps leading to a lawned enclosed garden with external furniture and BBQ (charcoal not provided).

Facilities & Services
Heating is via oil fired central heating. The kitchen has a range of equipment. There is an electric range cooker, toaster, kettle, fridge / freezer, dishwasher, microwave, washing machine and tumble drier. The sitting room area has a flatscreen digital TV & DVD player. There is WiFi available at the property. There is an iron & ironing board.

Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. There are parking facilities for up to 2 vehicles off the road. If you bring more than two vehicles, you will need to park them away from the property as the road servicing the house is private and there are no further allocated spaces. Up to 2 well behaved dogs will be permitted at a small additional cost of £30 per dog / per week. Regrettably no smoking is allowed. There is a cot and high chair available upon request.

Very nice accommodation in St Mawes, up a steep hill but still very walkable from the village centre/beaches. Garden quite overgrown but useful for the kids to run around and explore. Well equipped kitchen and utility. Description mentions steep stairs so we were expecting this and brought a stair gate, however the stairs are very wide so standard gates will not fit. We were able to use it on the kids doorway instead so it wasn’t a problem. Nice decor, comfortable beds, plenty of bathrooms. Some furniture in living room looking a bit tired, but overall a very enjoyable stay and great value for this size property in St Mawes.

We had a wonderful week at Newton Cottage. It was beautifully clean when we arrived. The furniture and decor is lovely and the garden and patio just wonderful. We found the beds very comfortable, and the kitchen incredibly well equipped with all the gadgets you would ever want and plenty of China and utensils etc, Lots of space for the family to spread out, or be together. The hostess was great and very responsive with a query. Location close to the town, beach and port was great If you could take away the walk back up the hill it would be perfect. We will go again, we all loved it.

We loved Newton Cottage, comfy well equipped and great location. Beautifully presented and had everything we needed. We spent 95% of out time in the great kitchen/family room lots of space for our group of six plus Billy the dog. We would definitely stay here again.

We enjoyed our stay at Newton Cottage. The kitchen was very well equipped. The stairs in the cottage are not for the faint hearted (very steep), particularly negotiating the landing from either bedroom on the first floor. There was also a shortage of toilet rolls - none in the downstairs bathroom and only half a roll in most of the other bathrooms.

Newton cottage was ideal for our party of 5 adults, 2 children and 1 dog with plenty of room and good facilities. It was spotlessly clean and had everything we could have wished for in a 1 week stay. The garden was great and 2 televisions was sometimes a bonus! The location is good though the steep walk down to St Mawes might be difficult for the less mobile. Our only criticism concerned the rubbish collection. We inherited a full bin which was not emptied during our stay (it was unclear where the bin had to be put for collection) and we had problems getting rid of our rubbish - you can't leave out black sacks or the seagulls attack. Anyway this is a minor point as it was an excellent stay.

We had a wonderful stay, despite the dip in the weather 4/5-11/5/19. Cottage was a nice mix of traditional and ultra-modern. Great facilities for cooking, dining and relaxing. Apparently there was a reported issue with the fridge/freezer but spare parts were delivered while we were there. On arrival it was pristine and felt like we were the first in the season. BBQ worked well for us, spending much time out on the terrace including a couple of breakfasts. The multiple bathrooms/shower rooms were useful enabling us to get ready quickly. Excellent selection of maps and local information. Perfect distance from the quay, 5 mins downhill to the Victory Inn, chippy, butcher and shops, a little longer back up ! Could benefit from extra tea plates, small juice glasses and extra teaspoons. Maybe a picture of the front of the house in the cottage details to identify the cottage easily, particularly as there was no Hancock Lane sign from the bottom.

We stayed here for a week and were very happy with the space and facilities. The garden and outside seating area is great along with the large kitchen and TV area. Its also nice to have the separate sitting room. Lots of bathrooms which is always good and the down stairs showers are great. Comfy beds too. Would stay again as has everything you need.

Our group consisted of four adults, three children and two dogs... Newton Cottage an extended farm house suited us fine. It is well appointed with sufficient bedrooms and bathrooms. The kitchen/dining/lounge area is very comfortable. Its location from the village is via a long and very steep hill which requires a good set of lungs. The garden is enclosed and just the job if you have dogs. There are two modern TVs and the internet which all proved very popular with the kids. There is just sufficient room to park two cars although there is a misleading notice about parking on the adjacent neighbours window. Newton Cottage provided a good base for exploring the Roseland.

Since our visit in 20017 some updates have been made which are good. It is a good holiday home although the hill is taking its toll on my aging limbs! We have booked again for another year.

It really was just perfect ! We were a family party of 8 adults & 3 dogs on a walking/eating & drinking holiday.The property was not over fussy so we always felt relaxed,the kitchen/living/diner being a fantastic space for our evening chill outs,Infact we never sat or ate in the living/dining room ! Outside the dogs loved the garden & we loved the sunny patio,the location was perfect with just a 5 min walk down into the village where the Victory inn,Rising Sun or St Mawes hotel were always ready to accommodate. Also the ferries were right at hand & enabled us to have some fabulous days out on the Roseland -- we also used the RIB water taxis to take us up to the beautiful Pandora Inn at Restronaught creek & then walked around the coast via Mylar bridge to Flushing where there are two lovely pubs & were picked up at 9pm, dogs & all !! Fantastic !! The service from Cornwall cottages was superb from start to finish,thank you !

Newton Cottage is ideal for a family holiday. 5 bedrooms and 4 shower rooms meant no one had to wait for a bathroom. We had 6 adults and 2 children staying at the cottage. A very well equipped large kitchen/dining/lounge area. Nobody got ‘in the way’ if someone was coking. The kitchen became the social hub of the cottage. Large dining table that sat 8 comfortably. We had some great family meals at that table. A comfy and cosy lounge meant there was somewhere quite if needed. I would not hesitate in booking Newton Cottage again.

The house was lovely, spacious and well equipped. We found it quite difficult to find as the photo on the website is from the garden which cannot be seen from the street. Also more should be told of the horrendous hill from the village.

This was our fourth stay at Newton Cottage. The only problem was that the Cottage was late being handed over due to extra cleaning being required. Having said that the cottage was handed over in a very clean state. We then had a fuse trip on the first night. Would recommend that the information states where the circuit boxes are - hard to find by torchlight. After that it was great - it is a superb and well equipped cottage for young children (and for grandparents) and its location is close to Town - the hill, which is steep, keeps you fit. Have alredy booked for next year.

The cottage was really lovely with plenty of space. The 'slight hill' was more of a vertical drop!!! But it became easier as the week went on. The village had everything we needed, every one was very accomadation. Would love to come back.

We have just had the most wonderful week in St Mawes. The house was perfect- spacious, comfortable and clean. The patio is great for enjoying sunny evenings outside and the garden is lovely. The walk into the village is steep but it makes the fish and chips worth it! We will be back again!

We had a wonderful time at Newton cottage, ideally placed for walking to the front at St Mawes and well placed for visiting other parts of Cornwall. The dogs loved the large secure garden and great walks from the door step. The cottage fitted all our needs and the fact we had a beautifully sunny week ensures we'll return sometime in the future.

We booked this for two families and it worked perfectly. The house was brilliant and very comfortable. Very well kitted out in the kitchen, normally it's very minimal but I was so impressed. I would definitely stay again and am intending to book again when I can work out dates! Also had the caterers in "chef on the rose land" that was also very good and meant we could be treated in our own home without having to think of babysitters. Great recommendation, thank you

The property is ideal for a largish extended family. Our only minor compliant is that due to the cleaning needed prior to our arrival we weere slightly late entering. We found an absense of cleaning materials, cloths and items like oven gloves which measn that it is hareder to keep the cottage clean during a stay. The provioson of games, wifi, tvs etc is excellent and helps with the rare rainiy days. Also it is good for entertaing young children. We love it ans have unianimously voited to come again

Newton Cottage is a fabulous house. The location is great - you can walk to the sea and village and there are lots of great walks from the doorstep. The house is extremely comfortable and has a good selection of board games so inclement weather was not a problem! The kitchen is very well equipped so we enjoyed cooking there and appreciated the selection of recipe books. We thought it was excellent value for money and would highly recommend this property.

Stayed with family and friends in October and were delighted at the spacious accommodation. We have been to St Mawes on many occasions and were surprised to find this gem which was amazing value for what we paid and had also had space for 2 cars. Although the house is situated near the top of a hill the seafront can be accessed from the Castle road which has amazing views across the estuary to Falmouth for those who don't care to walk down the steep hill. So if you are looking for a large comfortable house for your next holiday check out Newton Cottage you won't be disappointed! We will definitely be back to newton Cottage in the near future!

Clean and comfortable. Rosedene Peninsula is lovely, secluded, but location was perfect for what we wanted, a nice quiet break. Plenty of dog friendly beaches within a few miles and dog friendly pubs in the town.

Excellent one week holiday with friends during August. Accommodation is great with plenty of space. Showers hot and powerful. Fully equipped and nicely styled kitchen. Two areas for watching TV - kept the kids happy on a rainy evening. We really enjoyed our stay and would certainly book again.

The cottage is ideal for our purpose - six adults - 2 young children and two dogs.We first came to St Mawes when our children were young and wanted to come back with our grandchildren. The cottage is very child friendly with lots of games etc for wetter days. Good access to the village and paths for walking. Hope to return next year.


We had a fantastic stay in Newton cottage. It is a beautiful cottage in an idyllic location. The kitchen/diner is very modern and comfortable. We would definitely stay there again.


This is our second visit to newton cottage and all was fab again. The only tiny issue was the shower room upstairs was not pleasant. Slight patches of mould and cobwebs in a few of the bedrooms but other than another great stay. Wouldn't stop us returning and are already looking at rebooking. Just wanted to make the issue known in case cleaning staff were dropping standards.


When I booked Newton Cottage - it looked too good to be true! - Very reasonably priced with plenty of rooms which looked immaculately furnished - where was the catch?? - well there was't one. It really was a lovely house - very large with plenty of bedrooms and bathrooms to cater for a large groups needs. A particular treat was the second sitting room which was cosy and came with a large TV which meant there were no arguments over who wants to watch what in the evenings! Internet connection worked very well throughout the house, although mobile reception was patchy, but the house had provided a landline for short calls if needed. If I had to find one thing that might need improvement, I would say the bathroom containing the bath could maybe do with an upgrade - I am sure this is probably on the list as the rest of the house is really beautiful. I was happy with the location even though it is not right on the seafront and there is a 5-10 min walk into town down a steep hill, but we didn't find this a problem at all. Would definitely stay here again if I was in St Mawes.

We had a really excellent holiday and the cottage was great. The weather did help. The cottage was very well appointed and child friendly with a location which is superb for access to the many restaurants etc in St Mawes. Harder to get back up the hill.


The cottage was well set out & very comfortable. There were 2 lounges with TVs which was great in the evening for watching different things. The internet was reasonably fast with boosters around the house for access in every room. Everything we needed was there & everything in good condition. Only parking for 2 cars would be a problem in the peak summer but luckily we could park a 3rd car reasonably close as we went before the peak season. For dog owners or for children the rear garden is enclosed which is good. The village of St Mawes is very pleasant although it is a very steep hill to get up & down from it. This would not be suitable for anybody with mobility difficulties as even pushing a buggy back up the hill was exhausting. Mind you, you can always drive down & back & use the car park in the village. The cottage did not really have a sea view but to be honest you didn't really miss that. The area around St Mawes is very pleasant with plenty of walks & a lot of great beaches. The Lizard is only a short drive away to reach the beaches there. We really enjoyed our 2 weeks there & would not hesitate to use the cottage again if we returned to the area.


Damp in the walls is difficult to accept. Otherwise a clean and well presented property. Great location. Pleasing to see small things like dishwasher tablets etc provided


great cottage in a great location. This was our second stay there. Two minor points: My Wife could not open her bedroom window,(screwed closed, sash window) and again the kitchen does not have a microwave oven!. Apart from that the cottage is excellent.

Newton Cottage is a lovely cottage in a really beautiful and becoming increasingly exclusive little Cornish village. In particular the kitchen/dining/lounge area is beautifully done, offering a very social gathering area - we spent most of our time in this room. Super kitchen area and work surfaces, beautiful wooden flooring - ideal when you have dogs, and the sofas were very comfortable with a contemporary splash of colour. The newer areas of the cottage have been upgraded and refurbished beautifully, the two downstairs bathrooms are nicely appointed and finished (even though the mirror shelf in one of them was broken and had come away from the wall - an apologetic note was left by the housekeeper, but I'm surprised this hadn't been fixed as the cottage was empty the week prior to our arrival). Nice garden, although the patio loses the sun by mid-afternoon, and the previous occupants had left a full dog poo bag for us there (not so nice!). I think there's meant to be a light at the end of the garden near the steps (switch inside the house suggested their might be) but we never found it - luckily we had brought torches to see our way in and out of the garden at night. If I were being picky, there weren't enough utensils in the kitchen for cooking/serving meals, and many of the cups/mugs were chipped (the result of a busy summer I would surmise). The downstairs double bedroom, like upstairs, is not of the same standard as the ground floor, and it would be nice if it were upgraded to the standard of the rest of the cottage (I assume this is 'work in progress'). There were places on walls where holes had been filled in but not rubbed down and repainted, window frames were a bit dirty and needed a good scrub, upstairs double room had iron burn marks in the carpet and a shower which you can't get into without opening the door to the shower room itself. We couldn't access the garden from the parking area without going through the house as the gates to the garden were securely padlocked and no key provided. The location was good - within easy walking distance of the village restaurants, pubs, shops, harbour, and local coastal paths but it did feel somewhat 'squeezed' in amongst other houses. As I say, these are only minor issues and in spite of them we had a most enjoyable time.
