It has been recently renovated to the highest standards and you will find yourself in a luxurious bubble with breath-taking estuary views, a stunning open plan kitchen / dining room, decadent bathrooms and a predominantly sheltered sun trap of a patio. There is plenty of outside space for children to explore or if it is raining then the separate TV room is a massive bonus.
Primrose Hill is situated on the private Freshwater Lane and is just a 10 minute walk from the pretty harbour area of St Mawes. It is also an ideal location for those getting out onto the water as it is just a 5 minute walk to either the St Mawes Sailing Club Quay, Freshwater Boatyard or Polvarth with all their launching facilities. St Mawes is one of Cornwall's most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow.

Ground Floor: Open plan kitchen dining area with double doors opening on to the sun terrace, door leads to rear lobby with further doors leading to: the integral garage, downstairs shower room with WC and hand basin, utility room and a door to the rear garden. Also from the kitchen dining area is a separate TV room to the rear and a further door leading to the large living room with wood burning stove, comfortable sofas and double doors that also open on to the sun terrace. Stairs from the kitchen / dining area lead to:
First Floor: Large landing with doors to: Master bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and His and Her basins. Bunk bedroom with views to the rear, built in bunk bed with 4'6" bed at bottom and a 3' bed on the top, sofa and storage. Family bathroom with large walk in shower, separate bath, WC and hand basin. Double bedroom with 5' bed with wardrobes and chest of drawers. Double bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and hand basin.
Exterior: Large patio with external furniture, separate stone picnic bench and landscaped garden.
Facilities & Services
Heating is via underfloor heating and the wood burning stove. The kitchen has a range of modern equipment. The range cooker has an induction hob and electric oven. There is a toaster, kettle, American style built in fridge / freezer, dishwasher and Nespresso machine. The kitchen / dining area has a flatscreen digital TV. The small reception room has a large flatscreen digital TV. The utility room has a separate washing machine and tumble dryer. The sitting room area has a large flatscreen digital TV & Netflix. There is an iron & ironing board.
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. An initial supply of kindling and wood is provided. There are parking facilities for 3 / 4 vehicles. Unlimited WiFi is available. Regrettably no smoking. Unfortunately dogs are not permitted at Primrose Hill but please be aware that dogs have stayed here previously. The property is strictly no children under the age of 7 years old, including infants, with no exceptions. Only a maximum of 2 children are permitted between the ages of 7 and 12 years old.

Once again we had a wonderful week away in this fabulous house. Great location and decorated to a very high standard.

As I have always said the cleanliness and Housekeeping by Julie Kemp and her team is just excellent. The fresh flowers always make the house feel like 'home'.
The team at the Cornwalls Cottages are also so friendly.
We shall return later this year.
We had an excellent break at Primrose Hill, which is a very high quality property. We have stayed in a number of nice houses in the West Country, and this one ranks the best. The property is decorated and fitted to a high standard and provides perfect social space for a large family group. The views over the creek from the terrace are excellent, and the house is a relatively short walk from the shops and restaurants in St Mawes. Highly recommended and I am sure we will return.

She is always accessible if needs be and also the house is a pleasure to walk in to as we know it will always be immaculate.

The fantastic kitchen, dining, sitting area was a perfect sociable space for our family get together.
It's in a great quiet location with an easy walk into the village.

We have stayed at many properties around Cornwall over the years, but Primrose Hill surpassed them all. A truly beautiful home that had been decorated to a very high standard and a joy to come back to at the end of the day.
This is our third time since April this year that we have stayed at Primrose Hill.
The house is very comfortable and a great size for two of us even though it obviously caters for more holiday makers.
The house is open plan, modern and a great location.
The housekeeping, as always, is excellent.
Also when we have had to contact Julie Kemp (Housekeeping Management Company) she responds almost immediately and has always assisted us and managed to solve any issues we may have had.
Therefore taking into account all of the above we shall be delighted to return to Primrose Hill again!

We were a party of two and enjoyed Primrose Hill for 6 days. House and gardens are in a excellent condition. Sitting on the patio and listening to the birds with no other sounds to hear was absolutely relaxing. A big 'Thank You' to the owners for sharing the spices. And the Keeper Of The Sonos Box did his duty.
