Primrose Hill is an immaculately presented, substantial four bedroom property. It has been recently renovated to the highest standards and you will find yourself in a luxurious bubble with breath-taking estuary views, a stunning open plan kitchen / dining room, decadent bathrooms and a predominantly sheltered sun trap of a patio. There is plenty of outside space for children to explore or if it is raining then the separate TV room is a massive bonus.

Primrose Hill is situated on the private Freshwater Lane and is just a 10 minute walk from the pretty harbour area of St Mawes. It is also an ideal location for those getting out onto the water as it is just a 5 minute walk to either the St Mawes Sailing Club Quay, Freshwater Boatyard or Polvarth with all their launching facilities. St Mawes is one of Cornwall's most desirable holiday destinations and the stunning harbour, surrounded by lovely local shops, restaurants, bars and hotels is a constant bustle of vibrancy during the season. There are ferry links from the harbour to St Anthony, Falmouth, Trelissick and Malpas. During the winter it is a quiet, peaceful village that rarely sees frosts or snow.


Ground Floor: Open plan kitchen dining area with double doors opening on to the sun terrace, door leads to rear lobby with further doors leading to: the integral garage, downstairs shower room with WC and hand basin, utility room and a door to the rear garden. Also from the kitchen dining area is a separate TV room to the rear and a further door leading to the large living room with wood burning stove, comfortable sofas and double doors that also open on to the sun terrace. Stairs from the kitchen / dining area lead to:
First Floor: Large landing with doors to: Master bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and His and Her basins. Bunk bedroom with views to the rear, built in bunk bed with 4'6" bed at bottom (top bunk not to be used), sofa and storage. Family bathroom with large walk in shower, separate bath, WC and hand basin. Double bedroom with 5' bed with wardrobes and chest of drawers. Double bedroom with 5' bed, large wardrobes, Juliet balcony with sea views, large ensuite bathroom with walk in shower, separate bath, WC and hand basin.
Exterior: Large patio with external furniture, separate stone picnic bench and landscaped garden.

Facilities & Services
Heating is via underfloor heating and the wood burning stove. The kitchen has a range of modern equipment. The range cooker has an induction hob and electric oven. There is a toaster, kettle, American style built in fridge / freezer, dishwasher and Nespresso machine. The kitchen / dining area has a flatscreen digital TV. The small reception room has a large flatscreen digital TV. The utility room has a separate washing machine and tumble dryer. The sitting room area has a large flatscreen digital TV & Netflix. There is an iron & ironing board.

Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. An initial supply of kindling and wood is provided. There are parking facilities for 3 / 4 vehicles. Unlimited WiFi is available. Regrettably no smoking. Unfortunately dogs are not permitted at Primrose Hill but please be aware that dogs have stayed here previously. Please note that a maximum of 6 guests are permitted at the property. Even though it has 4 bedrooms, 6 guests only! The property is strictly no children under the age of 7 years old, including infants, with no exceptions. Only a maximum of 2 children are permitted between the ages of 7 and 12 years old.

What can you say but that Primrose Hill is a beautiful, stylish, very comfortable house in a lovely quiet part of St Mawes. We have loved staying here and think the owners have created a wonderful holiday home which we are delighted they are prepared to share with other people.


Wonderful May getaway! Perfect house within easy walking distance of St Mawes. Beautiful views. Quiet and peaceful. The house is equipped with every utensil and gadget.. Everything was immaculate but the log burner needs sorting out.

Beautifully decorated and designed house, amazing views and location. Fabulous gardens and terrace. The house is equipped with every comfort and utensil. Even Comfy beds and pillows!! Can’t recommend highly enough. Not often you can say a rental is good value for money! The photos don’t do it justice. Coming back again!

The property is beautiful. As soon as you walk through the door it feels like you are coming into your own home. The property is outstanding will all home comforts. Spectacular views. Within a 7min walk into St Mawes, excellent for local produce and plenty of lovely restaurants. Will certainly be returning.

We have stayed at Primrose Hill approximately eight times now. It is a lovely property. Very well maintained with great open spaces for everyday living. This works well for us. St Mawes is a lovely village with many amenities. Julie Kemp (Housekeeper) and her team excelled in the cleanliness this time. The property is always spotless on arrival in all aspects. However walking into the house this time and bearing in mind the Covid-19 issues it was just so pristine. Thank you Julie. We will be back to stay here again.

Primrose Hill is a very well situated house overlooking the estuary and boats. The house itself is a short walk away from the village of St Mawes, very handy. The house is well equipped and beautifully decorated with lovely furnishings. We highly rate this house and would stay here again

This is the third time we have stayed at Primrose Hill in the last 2 years. The house is beautiful, very modern and well laid out but keeping that wonderful homely feel. Location is excellent and Falmouth is just across the water by passenger ferry. Delicatessen in St Mawes has the best pasties (we even took some back home with us at the end of our stay). Highly recommended and we wIll definitely go back again.

The Housekeeping Team lead by Julie Kemp are always consistent in the presentation of the house, making the initial arrival at the property such a pleasure. We had an excellent break at Primrose Hill, which is a very high quality property. We have stayed in a number of nice houses in the West Country, and this one ranks the best. The property is decorated and fitted to a high standard and provides perfect social space for a large family group. The views over the creek from the terrace are excellent, and the house is a relatively short walk from the shops and restaurants in St Mawes. Highly recommended and I am sure we will return.

The location of the property is ideal and also it's size and home comforts make our holidays totally relaxing. This is our third time since April this year that we have stayed at Primrose Hill. The house is very comfortable and a great size for two of us even though it obviously caters for more holiday makers. The house is open plan, modern and a great location. The housekeeping, as always, is excellent. Also when we have had to contact Julie Kemp (Housekeeping Management Company) she responds almost immediately and has always assisted us and managed to solve any issues we may have had. Therefore taking into account all of the above we shall be delighted to return to Primrose Hill again!

We were a party of two and enjoyed Primrose Hill for 6 days. House and gardens are in a excellent condition. Sitting on the patio and listening to the birds with no other sounds to hear was absolutely relaxing. A big 'Thank You' to the owners for sharing the spices. And the Keeper Of The Sonos Box did his duty. We plan to come back to this beautiful place.
