Rosevean House has probably the finest view of any house in St Mawes. Situated in an elevated position over the harbour, the house has incredible views taking in the whole of the bay from the harbour to Place Manor and everything in between, including St Mawes Castle! There is even a first-floor balcony accessed from the master bedroom with even better views. The house is just a short walk from St Mawes Harbour via an alleyway and short steep hill. It is also just a few minutes walk to Summers Beach.
The house itself is a spacious and elegant detached home that has been recently acquired by the owners, who have spent considerable time and energy creating a truly memorable holiday home. The garden is extensive, and the house is set out over 2 main floors and various levels. There are 4 bedrooms – two of the double bedrooms take in fantastic views of the bay. The living space at Rosevean is simply superb, with a mezzanine living room alongside the fully fitted kitchen. There is then a further sitting room on a lower level with access to the delightful patio with incredible views. We don't think you can find any location better in Cornwall.
Please be aware of the various levels inside the property, and parents of younger children should be aware of drops and steps in the garden.
Ground Floor: Entrance hall with access to the kitchen and separate utility room. Steps down to a lobby with access to the large sitting room and 2 bedrooms. There is a double bedroom with a super king (6') bed, ensuite shower room and harbour views. A twin bedroom can be made up as a super king or two large singles (3’ x 6’6”). There is a family bathroom here with an over-bath shower.
First Floor: Stairs lead up to the master bedroom with a king-sized (5') bed, ensuite shower room, dressing room and small kitchenette. The kitchenette includes a Nespresso machine, kettle and small fridge. From there, a door leads to the upper balcony with its astonishing views. To the rear of the first floor is a twin bedroom with 2 x 3' single beds.
Exterior: There is a patio terrace with a lovely table, chairs and a couple of sun loungers & parasol. There is a BBQ for which you will need to provide your own charcoal. The garden occupies various levels with a banked grass area and footpaths. To the rear is a drive with space for 3-4 cars.
Facilities & Services
Heating is via oil fired heating, with a radiator and a wood burner in the sitting room (the first basket of logs is provided, thereafter available locally). The large modern kitchen, with 3 ovens, dishwasher, microwave, a warming drawer and a walk-in larder, has been designed for cooks. There is a full-height freezer in the property in addition to a large fridge and a Nespresso coffee machine for coffee lovers. Also on this level is a second reception area with a pool/air hockey table. There is a separate utility area with a washing machine & tumble dryer. The sitting room area has a flatscreen digital TV & DVD player and a Sonos system. There is WiFi available at the property. There is an iron & ironing board and hairdryers. A folding cot & high chair are available upon request.
Electricity, heating, bed linen & towels are all included, but you will need to provide your own beach towels.
Up to 2 dogs are allowed at the additional charge of £35 per dog per week. Please remember that it is not permitted to leave dogs alone in the property, and guests should be clear about the rules regarding dogs at properties.
