Our family absolutely loved staying at Seagulls - the location was amazing, the house itself was clean, tidy and had everything you could ever need. The garden was beautiful and overlooked the river. The communication was fantastic from both the agency and the housekeepers (who were very helpful). We would love to return soon.
Arrangements for arrival were excellent again. The way the Covid situation was dealt with was equally good and efficient. The house may be a little dated but it is excellent for a family holiday and the pet allowance is brilliant. It was clean and well presented. Its location on the water and within easy walking distance of the harbour and only a ferry ride from Falmouth is outstanding.
We were a family group of 4 adults, 3 teenagers and 3 dogs and Seagulls was perfect for us. The house is rather dated and shabby but is in a wonderful position with the garden leading down to the river and fantastic views from the living room and terrace. We would have been rather cramped with more people around the dining table, but otherwise plenty of space The house was well equipped with everything we needed and the large utility area with extra shower and loo was a bonus. Highly recommended for a relaxed family holiday and we wii be returning.

What an amazing location . We had a wonderful family holiday at Seagulls . This is the sort of house we love; clean,well equipped and comfortable without being too pristine, plus has garden furniture and BBQ so you can enjoy meals outside .Wonderful views over estuary and coastal path at the bottom of garden, what more could you want!
We had a wonderful week staying at Seagulls, and the weather was unusually warm, dry and sunny for mid June. It suited our large family group very well with plenty of space inside and outside. We could sit and look at the river view all day. We appreciated the quiet location and easy walk into St Mawes via the footpath opposite the other end of Freshwater Lane. its not too far to visit our favourite local shop at Curgurrel Farm or MissVs Cornish Cream Teas at St Just in Roseland either. Yes, there are a few niggles which come from living in an old-fashioned building, which needs the odd lick of paint but this is reflected in the price, we feel. Definitely all hoping to return here again.
Another thoroughly enjoyable stay at Seagulls. It feels like a real home. The flexible accommodation suits us enabling the young to visit as work commitments allow. Lovely views across the water makes it a really peaceful place to escape.
A perfect house for a group of friends to stay in. Easy walk into the town but could have sat on the terrace and admired the view all day!

We stayed over Christmas, using 5 bedrooms, with 2 dogs. We had a fantastic stay. It was great to have a property so close to the water. We spent ages staring out of the lounge out to the water. It was comfortable, and generally had everything we needed to cook christmas dinner. The walk to the village is a brisk 10-15 mins over a hill. The housekeeper was really great at answering queries both before and during our stay. Having the extra fridge was great too. A few things would have made a great stay excellent. 4pm is quite a late time to be able to access the property. The slabs all around the property are lethal, having signs is not enough as no matter how slow you went when wet they were very slippy. Having a few logs would have been nice, as the co-op had sold out on our arrival. Having no sign of Chistmas was a bit of a let down, we did bring lights but it would have been nice to have a tree provided. In terms of general cleanliness it was good, but it does need a bit of a deeper clean. We'd go back, probably in the summer so we can experience a different season. Don't let the decor put you off, you don't really notice it that much.
A good house for families to share. Well equipped and lots of space for playing. Lovely sea views and convenient for boating.

We needed a comfortable spot to rest between walks.we had breakfast every morning on the terrace with the View. After dinner in the evening we sat out with the birdsong and watched the bats fly in the evening light While enjoying our St Austell ales. Perfect R and R,
The location is wonderful. The view across the Percuil estuary is stunning and very animated with boats sailing back and forth. It is hard to imagine how you could be closer to the water without getting your feet wet! Yes, the standard of fittings may not be 'wow', but is is clean, comfortable and more than adequate for a large family group. In fact the homely decor meant it was much more relaxing to stay with young grandchildren and a labrador! The kitchen had everything we needed (we ate in for almost every meal). The second fridge-freezer in the utility room was only used for wine, as there was plenty of room in the main fridge-freezer for us.
Enjoyed our stay at Seagulls very much. We were a party of 4 with two dogs and the property had everything we required for a comfortable weeks stay. As we did not use the whole property (the 3 bed annexe was not required therefore out of bounds) the price was discounted accordingly and it represented very good value for money for an out of season break. The property decor is as previously stated a little tired but it did not bother us in the slightest - the position and convenience of the property in relation to the main part of St Mawes and view from the living room, master bedroom and patio/ garden far exceeded our expectations. We would happily stay in Seagulls again.
This house suits us very well for a family holiday. It is well located with a lovely river view. It is comfortably furnished but not smart. Well equipped for family cooking and living.
A fantastic long weekend for 3 families and a dog,staying at Seagulls. Plenty of parking in a quiet position at the end of a small lane. Large rooms decorated and furnished in a comfortable, homely way. View from the lounge was stunning, overlooking the river with plenty of boats and birds to watch! A large tiered garden with lawn at the bottom large enough for family games. Gate leading out onto the path which followed the river. About 15 minute stroll in to St Mawes. Well equipped kitchen and dining room with table big enough to seat everyone. 2 bathrooms ( 1 with walking shower) and extra separate toilet was ideal for a large party. Beds were comfy with a double room, 2 twins a triple and a bunk room.( The bunk beds are really only suitable for children or small adults.) Plenty of outside seating and a built in bbq which we made use of as the weather was gorgeous! Only criticism was not the fault of the house but other visitors! Its the responsibility of guests to put bins out at the end of the drive. As there were 5 bins full when we arrived this obviously hadnt been done for a while! A note on the gate does tell you this but maybe needs to be clearer! Also we luckily put them out on the Sunday evening of a bank holiday as they were collected early on the Monday. ( unusual to have bank holiday collections). I would highly recommend staying at Seagulls. You really wont want to leave.
Seagulls is a beautifully positioned house overlooking the Percueil River out the back of St Mawes, but still walkable back into the village via a handy footpath shortcut or along the main road above Summers Beach. The views from all of the rooms are lovely and watching the changing light and tide on the river is one of the pleasures of staying there. Seagulls is a very suitable house for a large family group and we really appreciated all being able to be together. There is ample accommodation for 11 people and the kitchen was very well equipped for cooking and serving for large numbers. The decor does feel outdated and could do with some sprucing up - but that is a minor concern when staying in such a beautiful location when there is so much walking and exploring to be done outside of the house. With 5 bedrooms, there is not one bath or shower room per bedroom (1 shower room, 1 bathroom and 1 separate shower and 2 separate toilets), so we did experience some queuing in the mornings. Wifi service was good and we had no issues with 4 children all being on their devices at once (not to mention the adults too!). Overall it is a spacious family home suitable for accommodating large family groups. We had a lovely stay there, on what was probably our 60th annual family visit to St Mawes at Easter!
I thoroughly enjoy staying at Seagulls and will visit again. It is a wonderful place to relax and unwind. Whilst not overly modernised and made over like so many properties in St Mawes that is a big part of Seagulls appeal. We love it!
Excellent location. Very peaceful cottage which was as expected. Whilst we expected the garden to be stepped with a path, you will need to be careful in the wet as the paving is incredible slippy. The decor was fine and the condition of furniture was better than previous reviews commented. Main bathroom was in excellent condition and shower was a delight. Comfort we have rated as good, plenty of space, lounge was large and comfortable and was not cramped at all. Only issue on comfort was the beds were not to our taste in terms of hardness. Even if you take your own comfort deckchairs the patio is not flat to be warned however very delightful to sit reading or looking at the water. The dogs loved the garden and kept them very fit - playing hide and seek with balls. We did not use much of the house or utility so cannot comment on those facilities.
Absolutely wonderful location and stunning views. We were able to get a mooring very easily as the boatyard 2 minutes away. The house itself is a no frills family holiday house but more than adequate for our two families. The kitchen was well equipped and had most things that we needed. Bathrooms seem to have all been updated fairly recently and hot water is available at all times. One thing to note is that although it's usually standard to provide bathroom towels they are not provided here ..it does note that in the info from the letting agents but I failed to see that and only took beach towels
This was a great house with plenty of space, perfect for our extended family boating holiday. Waking up to views across the Percuil estuary every morning we enjoyed the peace of the out of town location but with easy access to the facilities of St Mawes. The downstairs utility was really useful for storing boat clobber and dealing with the catch of the day! A brilliant family holiday house.
A perfect family house, very child friendly, well equipped, lovely garden. Lovely views of the river. It suited us well with lots of small children. We'd like to see some sun loungers for grandparents.
We enjoyed a week at Seagulls in August. We were a party of six adults and three children, so the accommodation suited our requirements perfectly. There was plenty of space for us all to spread out without feeling like we were living on top of each other. The furniture and decor was a little tired but it was certainly comfortable. The best part had to be the view over the Percuil from the terrace and we enjoyed many a tranquil evening (and the odd early morning) watching the boats come and go. We enjoyed a BBQ on the terrace and there was ample seating for eating with the whole family outside. My only negative point on that front was there were no comfy outdoor chairs to relax in or a sunshade. The location's a little far from the harbour front but a short cut makes it relatively quick to reach the main centre of St Mawes (although a bit of a hike back as it is largely uphill). The quibbles are very minor, though, and we thought Seagulls very good value for money. All in all, we had a wonderful time and would certainly consider returning next year!
Perfect house and location for a family get together - ranging from Grandpa at 72 to youngest Grandchild aged 3 and 3/4. Amazing views, wonderful house and garden. We will definitely be coming back.
Wonderful location but property in need of a new kitchen, carpets and curtains and a lick of paint inside and out Much of the furniture although comfortable was well past its sellby date
The house is in a lovely position, overlooking the river. With a public footpath accessible from the back garden, we were able to leave the car behind and explore the local area on foot and by ferry. We found the house warm and comfortable, if a little tired. The décor could do with a makeover, but you don't go on holiday to admire the curtains. We would certainly stay again.

We were a group of 10 adults and we stayed over the Easter bank holiday weekend. Its a wonderful place to stay if you are planing to visit Cornwall. Large private garden with the sea & valley views is amazing. The interior is a bit old fashioned but is comfortable and there is nothing to complain about it. There are a lot of games to keep the kids busy. Definitely going to stay again if visiting the area and would recommend to friends.
A very comfortable and spacious bungalow with gorgeous views and access to a pretty creek from the bottom of the garden. Lots of room for everyone. Sheltered, sunny position and easy walking distance to St Mawes. Dog friendly which is great and large boot room/utility which is useful. Lots of games and books and a sweet childrens' bunk room with toys. Highly recommended for families.
We have just returned from a week at Seagulls. There were 6 adults, 3 children and 1 dog (Pointer) in our party. The house is beautifully situated in a quiet lane and its ample grounds run down to the creekside with access to a footpath. The accommodation is spacious, comfortable and well equipped. The views across the creek are lovely and despite some foggy weather we enjoyed breakfast on the terrace some mornings. A problem with the shower was resolved efficiently. A lovely property which we would not hesitate to return to.
The house decor is very tired but that does not spoil the enjoyment of being there. Large bathroom wallpaper turning black in places. Some radiators need attention./bleeding. Kitchen well equipped but water jugs are needed. Great family house and wonderful view .
